Terms of Business
1. Our sole agency commission will be negotiable and based on the eventual sale price of the property. The sale price includes any amount negotiated by us on your behalf for items or fixtures and fittings you include in the sale. We have a minimum fee of £1,250.00 plus VAT.
2. You will be liable to pay a remuneration to us, in addition to any costs or charges agreed, if at any time unconditional contracts of the sale of property are exchanged with a purchaser introduced by us during the period of our sole agency, or with whom we had negotiations about the property during that period.
3. The commission will be due on exchange of contracts with a purchaser but payable from the proceeds of the sale on completion.
4. Our commission charge is inclusive of all fees and expenses, except where you specifically authorise us to carry out expenditure in respect of, for example, national advertising.
5. Should these instructions be terminated and the property subsequently sold by the vendor within a period of six months to a purchaser previously introduced by us during the time of our appointment, the commission, at the rate above, will be payable in full.
6. Please note it is illegal to have more than one estate agents 'For Sale' board on your property.
7. Our agency will stay in force until further notice, which written notice you may give at any time.
